Anatoliy Kanevsky has spent more than two decades working where property, financing, capital, construction and technology meet. The businesses are different; the underlying work is not.

Career narrative

It started in residential lending.

In 2004, that meant learning the part of the business nobody advertises: which files survive underwriting, which structures fall apart at the closing table, and how much of a borrower's situation a rate sheet cannot see. Self-employed income, investment property, a foreign-national buyer — the profiles that do not fit a template are where the actual work is.

Mortgage work led into real estate.

Financing a transaction repeatedly puts you a step away from the property itself. California broker licensure followed in 2009 — California Real Estate Broker, CA DRE Broker License #01385024 · NMLS #2775380 — and with it the brokerage side of the same transaction.

Real estate led into development.

Ground-up luxury residential and redevelopment across Los Angeles submarkets: site planning, construction management, custom homes, and the finish work where quality is actually decided. Development is a different kind of exposure. You carry entitlement risk, capital structure, a schedule and a budget, and there is no one to hand the decision to.

Development exposed the systems problem.

The same frictions kept recurring: information fragmented across systems that did not talk to each other; weak evidence at exactly the moments a decision needed it; professional workflows slower than the decisions they were meant to support; and no durable record of what a conclusion had rested on.

So the newer businesses are software.

Evidence infrastructure and decision intelligence. Mortgage scenario engines. Client workflow and relationship systems. Professional-network infrastructure. A licensing-education platform being built state by state. None of it replaces an accountable professional decision, and none of it is designed to: deterministic checks run first, AI-assisted explanation comes second, and a person decides last.

That order is the whole argument. It comes from two decades of being the person who had to sign off.
